Bank statement loans in Irvine

Newport Capital Funding helps self-employed borrowers explore bank statement mortgage options for Irvine properties. If you own a business, work as an independent contractor or receive 1099 income, the first step is to understand how your income and the property’s total costs fit together.

Our office is in Newport Beach, and our Orange County service information includes Irvine, Turtle Rock and Shady Canyon. We can discuss your plans without implying that every property or borrower qualifies for the same program.

How a bank statement program can fit self-employment

Newport offers personal and business bank statement programs within its non-QM mortgage options. Eligible deposits can support the income review, but bank activity is only one part of an application. Credit history, existing debts, funds for closing, reserves and property eligibility still need attention.

A bank statement loan is not an approval based only on an account balance. A consultant with seasonal receipts and a business owner with substantial operating expenses may show similar deposits while having very different income available for housing.

How business expenses affect the income review

The lender reviews eligible receipts and accounts for business expenses under its program rules. For illustration, if accepted business receipts averaged $20,000 per month and a hypothetical review deducted $8,000 for expenses, $12,000 would remain before any further adjustments. This arithmetic is not a Newport expense factor or a qualifying-income quote.

Keep explanations for transfers, unusual deposits and business ownership. Moving money from a business account to a personal account does not create additional earnings. Provide complete statements with all pages for the required period so the account history can be reviewed consistently.

Irvine property costs deserve their own review

Condos and townhomes

For a condo or townhome in Irvine, obtain the HOA dues, insurance information and details of any special assessment. Confirm the property’s legal classification and whether condo project review applies. A bank statement program addresses income documentation; it does not remove property or project requirements.

Single-family homes and intended occupancy

Tell the loan officer whether the home will be your primary residence, a second home or an investment property. Do not assume that a program discussed for an owner-occupied house is also available for a rental. The address, property type and intended use should be considered together before you rely on a financing estimate.

Great Park and Mello-Roos

The City of Irvine identifies CFD 2013-3 as covering the Great Park and Great Park Neighborhoods. Its Community Facilities District information explains the special-tax funding structure. For a property there, obtain the actual tax bill and district information instead of estimating costs from the base property-tax rate alone.

Mello-Roos and HOA dues are different obligations. Include both where applicable, together with insurance and the proposed mortgage payment. Costs vary by parcel; a Great Park tax assumption should not be applied automatically to a home in Turtle Rock, Shady Canyon or another Irvine neighborhood.

Loan size and jumbo considerations in Irvine

The FHFA 2026 county table lists Orange County’s one-unit conforming loan limit as $1,249,125. This is a loan-amount benchmark for conforming mortgages, not an Irvine home-price estimate or a maximum bank statement loan amount.

If the amount you need exceeds that limit, discuss jumbo financing alongside the income-documentation options available to you. A smaller loan can still need an alternative income review. Keep the down payment, closing costs and post-closing reserves separate when planning available cash.

What to prepare before applying

  • Your purchase or refinance goal, approximate loan amount and timeline.
  • An outline of your business or independent work, ownership and income history.
  • Details of the personal or business accounts used to receive earnings.
  • Available funds and existing monthly obligations.
  • The Irvine address, property type, occupancy plans, HOA dues and tax information, if a property is selected.

Request the statement period, credit requirement, down payment or equity requirement, reserve requirement and expense calculation for the specific lender’s program. These are connected decisions: a loan amount or property type can change which program is available. Requirements are specific to the lender and application.

For broader comparisons, see our Orange County bank statement guide and non-QM overview. Investment-property borrowers can also ask how a DSCR loan differs. Homeowners considering a refinance for additional funds can compare an Orange County HELOC with replacing their existing mortgage.

Frequently asked questions

How many months of statements will I need?

The statement period must be confirmed for the lender and program being considered. Obtain that requirement before gathering the full package, and provide complete statements for every requested month.

What credit score and down payment are required?

A single minimum score or down payment is not established for all Newport bank statement programs. Ask for the requirements that apply to your loan amount, occupancy and property, including closing costs and reserves.

Will every deposit count as qualifying income?

No. The lender determines eligible receipts and any adjustments for business expenses, ownership and other factors. Transfers or unexplained deposits should not be assumed to count as additional income.

Can I discuss an Irvine condo or investment property?

Yes. Identify the property type and intended use at the start. Condo project requirements and investment-property program availability need separate review.

Do Mello-Roos taxes and HOA dues affect my budget?

Yes. They add to housing costs where applicable. Use the parcel’s tax information and current HOA documents rather than relying on a citywide estimate.

Can I speak with someone before choosing a property?

Yes. Share your financing goal, budget and income outline. The actual property and the complete application will still need lender review.
