Bank statement loans in Orange County

Business owners and independent contractors do not always receive income in a regular paycheck. Newport Capital Funding offers personal and business bank statement mortgage programs and can explain how an available lender may evaluate your account history.

This page is the county overview. For a property in Irvine, start with our Irvine bank statement loan guide, which covers local property costs and questions to raise before applying.

What a bank statement mortgage evaluates

Bank statement programs are part of the non-QM mortgage options listed by Newport Capital Funding. Eligible account activity helps a lender assess income. A deposit total alone does not establish qualifying income or guarantee approval.

Your business structure, ownership share, expenses, credit, debts, available funds and property all matter. A self-employed mortgage review should start with how money reaches your accounts, including whether personal and business transactions are separated.

Personal and business accounts need different explanations

Bring an outline of the accounts you use and what each account is for. A business account can include revenue needed to pay staff, suppliers or other operating costs. A personal account may include transfers from the business. The same money moving between accounts should not be treated as two separate earnings streams.

For an independent contractor receiving 1099 income, explain the work you do and how clients pay. Keep supporting records for unusual deposits and transfers. Your lender determines which receipts are eligible and how expenses and ownership affect the final calculation.

A useful preparation exercise is to identify three categories: operating revenue, transfers between your own accounts, and other deposits that need explanation. This is preparation for review, not a substitute for a lender’s income calculation.

Property and loan size in Orange County

A condo, townhome, single-family home and rental property can raise different financing questions. Identify the property’s legal type and intended occupancy early. Condo project eligibility and insurance can require review in addition to the borrower’s finances; a bank statement income method does not waive those checks.

For 2026, the FHFA county table lists a one-unit conforming loan limit of $1,249,125 for Orange County. This describes conforming financing, not the maximum for a bank statement loan. A loan amount above the county limit brings jumbo financing into the comparison, while alternative income documentation can matter at other loan sizes too.

Review down payment, closing costs and any reserve requirement separately. A purchase price and a loan amount are different figures; the county loan limit is not a property-price ceiling. Our jumbo loan page provides related program information.

Compare the whole housing budget

In addition to principal and interest, account for property taxes, insurance, association dues and parcel-specific assessments. The Orange County Treasurer’s Mello-Roos resource helps identify Community Facilities District charges. Use the actual property information rather than assuming every neighborhood has the same costs.

For an existing homeowner seeking additional funds, a purchase-style mortgage comparison is not enough. Discuss whether refinancing or a HELOC in Orange County fits the purpose, existing mortgage and repayment budget.

Prepare a clear application outline

  • State whether the goal is a purchase or refinance and identify the property location.
  • Explain your work, business ownership and the length of time you have earned income this way.
  • Identify personal and business accounts and obtain complete statements for the period the lender requests.
  • List existing debts and funds available for closing and reserves.
  • Include property type, occupancy plans and known HOA or special-assessment costs.

Get the statement period, minimum credit score, down payment or equity requirement, expense method and reserve requirement for the actual program in writing. Confirm those details before relying on a payment or eligibility estimate.

Frequently asked questions

Who can discuss a bank statement loan with Newport Capital Funding?

Self-employed borrowers, business owners and independent contractors can contact the team about their income and property plans. The lender must review eligibility for the specific program.

Can personal or business statements be used?

Newport Capital Funding lists both personal and business bank statement programs. The appropriate account history and supporting records depend on the program and how the applicant earns income.

Is the county conforming limit a bank statement loan limit?

No. FHFA conforming limits apply to mortgages eligible for purchase by Fannie Mae and Freddie Mac. Bank statement program loan limits are determined separately by the lender.

How much down payment will I need?

There is no single percentage established here for every applicant. The lender’s requirement depends on the loan amount, property, occupancy, credit and selected program; closing costs and reserves must also be considered.

Do you have an office in every Orange County city?

Our office is in Newport Beach. Location guides describe financing considerations for those areas and do not represent a separate office in each city.
